Ken Chasin is the Founder of Pegasus Investments, where he remains involved in the day to day operations of the firm and is responsible for providing policy guidance and strategic advisory in connection with all aspects of the firm’s investment sales platform. For nearly three decades, Mr. Chasin has utilized his expertise and experience to provide a full range of investment sales advisory services to his clients throughout the country, with a focus on Southern California. Mr. Chasin also sits on the Executive Committee of Pegasus and is involved in all aspects of strategic planning and corporate governance for Pegasus Investments.
Before founding Pegasus Investments in 1988, Mr. Chasin began his career in commercial real estate in the late 1970s with a Southern California based syndication company. As the Vice President of Sales and Acquisitions, Mr. Chasin specialized in the development, acquisition and repositioning of shopping centers and apartment buildings primarily in California and Texas. Mr. Chasin’s responsibilities ranged from business development and deal sourcing to project financing and execution. Prior to transitioning into commercial real estate, Mr. Chasin was an executive in the aerospace industry at Rockwell International, which was ultimately acquired by Boeing Integrated Defense Systems.
Mr. Chasin received a B.A. in Business Administration from Miami University in 1964 and later performed his graduate studies at the Anderson School of Business at the University of California, Los Angeles. After completing his studies, Mr. Chasin served as an officer in the U.S. Coast Guard.
David Chasin is a Managing Director at Pegasus Investments, where he oversees all aspects of the firm’s investment sales platform. Mr. Chasin specializes in the acquisition and disposition of net leased retail properties throughout the country and provides a full range of investment advisory services to his clients, which range from 1031 exchange buyers and high net worth individuals to publicly traded REITs, life insurance companies, pension fund advisors and family offices. Mr. Chasin leverages his relationships with investors, developers, property owners and retailers to arrange the sale of high quality, stabilized, income producing net leased retail properties throughout the country.
Prior to joining Pegasus Investments in 2005, Mr. Chasin was a Financial Analyst in the Corporate Finance Group at Universal Music Group, a division of Vivendi Universal, headquartered in Santa Monica, California, where he was primarily responsible for supporting the Senior Vice President of Finance and the Chief Financial Officer of North American Operations. While at Universal, Mr. Chasin focused on providing consolidated financial reporting for the various business units within Universal Music Group, which included Interscope Records, Geffen Records, A&M Records, Island Def Jam Records and DreamWorks Records, among others. Mr. Chasin’s experience included creating album sales projections, reconciling artist royalties with advances and analyzing potential digital revenue streams.
Mr. Chasin received his B.A. in Economics from the University of Southern California in 2004, where he was elected Senator of the Associated Student Body. Prior to transferring to the University of Southern California in 2002, Mr. Chasin attended the University of California, Berkeley, where he studied Political Science, Economics and Business Administration. Mr. Chasin is active in various community and charitable organizations throughout Los Angeles, most notably the Jewish Federation of Greater Los Angeles. Mr. Chasin has served as Vice Chair of the Real Estate and Construction Division’s dinner committee within the Jewish Federation and continues to play an active role within its leadership. Mr. Chasin resides in the Brentwood neighborhood of Los Angeles with his wife, Meredith, daughter, Willa, and son, Spencer.
Bradley Kritzer is a Managing Director at Pegasus Investments, where he heads the firm’s institutional investment sales practice, with a focus on shopping center transactions, including equity and debt investments and net leased transactions.
Prior to joining Pegasus Investments in 2012, Mr. Kritzer was the Regional Acquisitions Manager in New York at Equity One, Inc. (NYSE: EQY), a publicly traded real estate investment trust (REIT) focusing on shopping centers, where he was responsible for all aspects of the acquisitions process in the Northeast, Mid-Atlantic, and West Coast regions. During his tenure at Equity One, Mr. Kritzer was involved in large portfolio transactions, single property transactions, debt investments and joint venture activity. In addition, Mr. Kritzer managed the company’s Outparcel Disposition Program and handled the asset management of two joint venture portfolios, each with a well recognized institutional partner.
Before Equity One, Mr. Kritzer was an Asset Manager in New York at Kimco Realty (NYSE: KIM), another publicly traded REIT that focuses on shopping centers, where he was involved in all aspects of the day to day activities of a portfolio of over 120 properties across the country that Kimco owned in joint venture with Prudential Real Estate Investors. Mr. Kritzer’s responsibilities included overseeing leasing and property management activities, preparation of annual budgets, financial analysis and maintaining the relationship with the joint venture partner.
Prior to Kimco, Mr. Kritzer spent four years in the equity research group at Merrill Lynch in New York, where he covered the REIT sector and was primarily responsible for covering publicly traded retail REITs (malls, neighborhood centers and outlets) and also focused on companies in the office, industrial and multifamily sectors.
Mr. Kritzer received a B.S. in Business Administration, with a focus on Business Process Management and Operations Management, from the Kelley School of Business at Indiana University in 2002.
Kyle Gulock is an Executive Vice President at Pegasus Investments. Being Los Angeles based allows Kyle to have deep rooted relationships with local property owners as well as many 1031 exchange purchasers seeking to export capital into properties across the United States. Moreover, Mr. Gulock provides a full range of investment advisory services to his clients, from high net worth individuals to institutional investors, developers, and capital groups.
Prior to joining Pegasus Investments, Mr. Gulock had been involved in numerous significant transactions at Kidder Mathews and Charles Dunn Company, including the sale of a 50,000 square foot office building located in Los Angeles, and net leased by 20th Century Fox, and a full city block in Beverly Hills currently being utilized as a retail property and is slated for future redevelopment. Further, Mr. Gulock has represented a former owner/operator of 110+ single tenant Wendys award in 2014. Mr. Gulock is fiercely dedicated to providing his clients with exceptional service and market expertise.
Daylin Ackerman is a Vice President at Pegasus Investments, where he is responsible for business development and supporting the investment sales and advisory business.
Prior to joining Pegasus in 2015, Mr. Ackerman was an Analyst for JRK Property Holdings, a large owner of multifamily and hotel properties across the country. While at JRK, Mr. Ackerman was responsible for the day to day asset management, financial analysis and monthly reporting for a portfolio of multifamily properties.
Before JRK, Mr. Ackerman was the Manager of Business Development for PennyMac Financial Services, Inc. (NYSE: PFSI), a publicly traded non-bank mortgage company focusing on the origination and servicing of residential mortgage assets. Mr. Ackerman was responsible for the acquisition of mortgage servicing assets on behalf of the firm and its managed publicly traded real estate investment trust, PennyMac Mortgage Investment Trust (NYSE: PMT). Mr. Ackerman also managed the firm’s acquisition and financing of mortgage servicing assets from conduit clients through the development and establishment of structured financial transactions between the two public companies. In addition, Mr. Ackerman assisted with raising a private equity fund to invest in distressed whole loans and with the company’s $250 million initial public offering (IPO) in 2013.
While in college, Mr. Ackerman was an Analyst at Citi-Smith Barney and One Capital Management, where he was responsible for equity research of publicly traded REITs and the rebalancing and management of high net worth client accounts.
Mr. Ackerman received his B.S. in Business Administration, with a focus on Finance and Entrepreneurial Studies, from the Marshall School of Business at the University of Southern California in 2009. Mr. Ackerman lives with his wife, Dana, in Los Angeles.
Michael Spector is Director of Sales & Operations at Pegasus Investments, where he manages the production of the investment sales team and oversees the operational integration across all three Pegasus platforms. Mr. Spector is responsible for all matters involving the company’s information technology, business development strategies, agent recruitment and training, financial forecasting, budgeting and reporting to the Executive Committee. Additionally, Mr. Spector’s responsibilities extend to all matters relating to the company’s marketing initiatives involving its CRM, communications, website and third party systems. Since joining Pegasus Investments in 2015 as an Associate focused on net leased investment sales, Mr. Spector has driven the custom development of the company’s CRM and website and has led several extensive nationwide business development initiatives.
Prior to joining Pegasus, Mr. Spector was an Acquisitions Analyst at 9Mile Investments, a Los Angeles based commercial real estate investment firm specializing in the acquisition, redevelopment and management of value-add retail and multifamily properties throughout Southern California. Mr. Spector’s role at 9Mile focused on sourcing new opportunities, assisting in the disposition of realized investments, and providing acquisition analysis. Prior to becoming a real estate professional, Mr. Spector worked at Oppenheimer as an Associate Director of Investments within the Paradigm Private Client Group where he specialized in fixed income, syndicate equities and cash management solutions for the firm’s high net worth clientele. Previously, Mr. Spector served as a Financial Advisor within the private wealth management group at Merrill Lynch’s Beverly Hills office.
Mr. Spector graduated from Syracuse University with a B.S. in Finance in 2009. Mr. Spector grew up in Baltimore, Maryland where he co-founded the Friends of the Israel Defense Forces (FIDF) YL Mid-Atlantic Chapter. Mr. Spector resides in West Hollywood and continues his passionate involvement with the FIDF’s Los Angeles chapter where he serves as Executive Board Member and Chair of its annual gala.
Kevin Shelburn is a Senior Vice President at Pegasus Investments, where he is responsible for business development, marketing, financial analysis and transactional coordination in connection with the acquisition and disposition of net leased retail investments throughout the country.
Prior to joining Pegasus Investments in 2012, Kevin was a Senior Associate at a San Diego based boutique real estate investment firm, where he represented developers, family offices, tenants and high net worth individuals managing and expanding their retail portfolios. Mr. Shelburn’s responsibilities included valuation, preparation of offering memoranda, marketing, transaction management and identification of replacement properties. Kevin began his career in asset and property management in Santa Barbara County, where his portfolio consisted of upscale residential and commercial properties.
Mr. Shelburn received a B.A. in Law and Society from the University of California, Santa Barbara in 2002. Mr. Shelburn was raised in Waterford, Connecticut and moved to California in 2000. Mr. Shelburn currently resides in Venice with his wife, Shayna.
Katherine Weaver is Vice President at Pegasus Investments, where she works with buyers and sellers of retail and multifamily properties throughout the country. Ms. Weaver assists clients with all aspects of transactional support, including deal origination, property valuation, market research, financial analysis and due diligence review.
Prior to joining Pegasus in 2015, Ms. Weaver traded agricultural commodities at the Scoular Company, a large privately owned agricultural merchandising firm.
Ms. Weaver graduated cum laude from Furman University in 2010 with a B.A. in Economics. Ms. Weaver was raised in Kansas City, Missouri and lives with her husband, Alexander, in Beverly Hills.
Andrew Cohen is the Vice President of Leasing at Pegasus, where he is primarily responsible for spearheading and managing the leasing program, representing both landlords and tenants in net lease retail leasing transactions. Mr. Cohen provides value to owners of retail property and tenants alike through his deep network of relationships, tenacious outreach, in-depth knowledge of the markets in which he works and creative out-of-the-box strategizing. Mr. Cohen leverages his relationships within the leasing market to provide high quality, maximized performance for all clients.
Prior to joining Pegasus in 2018, Mr. Cohen was responsible for overseeing the leasing division at Coda Brokerage in Los Angeles, where he transacted both the in-house leasing program for Coda Equities as well as third party leasing for landlords and tenants throughout Los Angeles. Before joining Coda Brokerage, Mr. Cohen worked in Investment Sales Brokerage at Concord Real Estate Services in Beverly Hills.
Mr. Cohen grew up near Chicago, Illinois and received a B.A. in Political Science from the University of Michigan-Ann Arbor in 2005.
Tony Veiller is a Senior Associate at Pegasus Investments, where he is responsible for business development and supporting the investment sales and advisory business.
While at Pegasus, Mr. Veiller has been directly involved in the sale of over $1 billon of commercial real estate assets throughout the country with responsibilities including market research, financial analysis, due diligence review, LOI / PSA negotiations and transaction coordination. Mr. Veiller has worked directly with a broad range of Pegasus clientele, ranging from publicly traded REITs to developers, high net worth individuals, family trusts, life insurance companies, pension fund advisors and other institutional investment firms.
While in college, Mr. Veiller completed two internships with Pegasus Investments. First, as analyst on the advisory team and second, as an asset manager for the real estate portfolio of the firm’s client, Skydance Media.
Mr. Veiller received a B.A. in Political Science from the University of Colorado (Boulder) in 2015 and currently resides in the Brentwood neighborhood of Los Angeles.
Michael Asarch specializes in single and multi-tenant retail properties as part of a West Los Angeles-based team with solid experience and a strong track record.
Prior to joining Pegasus, Mr. Asarch specialized in the acquisition and disposition of retail investments with Kidder Mathews, and previously Charles Dunn Company, focusing on anchored shopping centers throughout the Greater Los Angeles area. Mr. Asarch’s experience and passion for retail investment help his team cultivate new opportunities and relationships. He prides himself on his persistence, keen market knowledge and enduring client relationships.
Matt Kramer is a Senior Associate at Pegasus, where he specializes in advisory services for quick service restaurant-occupied properties. His team, consisting of Kyle Gulock, Tony Veiller, Michael Asarch and Dylan Cohen, focuses on the disposition and acquisition of net leased retail properties.
Mr. Kramer has built his reputation on exclusively representing buyers and sellers for real estate opportunities that produce long-term, stable cash flow. He shares his clients’ desire for shrewd value-add solutions, and has the flexibility to mine opportunities for a wide range of capital placement requirements. Mr. Kramer’s clients trust his expertise in quick service restaurants and his thorough understanding of the unique strategies required for these assets.
Prior to joining Pegasus, Mr. Kramer provided net lease advisory services while working at Kidder Mathews, and previously Charles Dunn Company, in Los Angeles. Mr. Kramer began his career handling administration and business development at a Los Angeles-based law firm, that specialized in franchise law and litigation, where he deepened his understanding of franchise operations.
Mr. Kramer graduated from University of Oregon and currently resides in West Los Angeles.
Jacob Zweig is an Analyst at Pegasus Investments, where he is responsible for researching specific commercial real estate markets that fit a buyer or seller's investment objectives. Mr. Zweig helps to conduct financial analysis, review property due diligence, and assist in deal-flow facilitation.
Before joining the firm, Mr. Zweig worked as a Trading Analyst for Virtu Financial, one of the world's largest market-making firms, located in the Financial District in Manhattan. At Virtu, Mr. Zweig was responsible for automating various trading processes, financial reconciliations, and monitoring risk.
Mr. Zweig graduated from Boston University in 2019 with a Bachelor of Science Degree in Engineering, focusing on computer infrastructure and hardware programming. Mr. Zweig currently resides in the Brentwood neighborhood in Los Angeles.
Aaron Garcia is Marketing Director at Pegasus Investments, where he manages all marketing-related processes and oversees the implementation of Pegasus Investments' marketing strategy. Mr. Garcia is responsible for all matters involving the company's branding, advertising, and content production, from new pursuit materials to property marketing content. He is also responsible for the successful implementation of marketing technologies that support the company's digital marketing operations.
Before joining Pegasus, Mr. Garcia was a Client Services Coordinator at CBRE, an international commercial real estate firm. Working within a multifamily specialty team covering the greater Los Angeles region, he managed all aspects of marketing strategy, coordinated escrow transactions, executed financial underwriting, and provided client service. Prior to working in the real estate sector, Mr. Garcia worked in enterprise software sales and management consulting for Ackert, a Los-Angeles-based advisory serving the professional services sector. Previously, Mr. Garcia spent several years working in the outdoor sports industry, contributing to marketing operations and leading in-house photographic production for Jenson USA, a prominent e-commerce cycling retailer.
Mr. Garcia graduated from the University of California, Riverside with a B.A. in Economic and Administrative Studies. He grew up in the Inland Empire region of Southern California and resides in Culver City.
Carmela de Vera is an Office and Marketing Coordinator at Pegasus Investments, where she is responsible for supporting the company’s marketing and administrative operations. Her role includes the coordination of office activities and operations, creating marketing collateral, and assisting in the execution of both digital and physical marketing campaigns.
Before joining Pegasus in 2020, Ms. de Vera worked as a Marketing Coordinator at Elevation Corporate Health where she was responsible for brand development, managing social media, market research/analyses, and content creation.
Ms. de Vera graduated from Rutgers University in 2017 with B.A. in Economics and Communication. Carmela grew up in New Jersey and has been a resident of Los Angeles since 2018.
Miriam Blanco is a Graphic Artist at Pegasus Investments, working with the marketing team to support all visual communications needs.
Before joining Pegasus in 2019, Miriam worked as a freelance art director and graphic designer on projects with Intel, Cedars-Sinai, New York MTA, T-Mobile, Wells Fargo, and the US Treasury. Miriam started in New York City as a junior art director working on ad campaigns for American Express OPEN, Google, Microsoft, and Coca-Cola. After relocating to Los Angeles, Miriam created TV, print, and digital ad campaigns for Pepsi, Burger King, and Living Spaces, as an art director. Expanding into presentation and editorial design, Miriam spent a year in Washington, DC, overseeing all visual communications for Truth Initiative. In 2017 Miriam moved back to Los Angeles, where she currently resides.
Miriam graduated from the advertising program at Brigham Young University in Provo,Utah, in 2012. Outside of visual art and design, she devotes her time and creative efforts into the increasing representation of people with disabilities in TV and film, as a trained actor.
